Buying or Selling A Home?

Hampton Farms Swim & Tennis Club is open to residents of three neighborhoods:  Hampton Farms, Riverhill, and River Park

Club membership is tied to property lots, not individuals.  This means that membership is connected to the home and not the homeowner as specified in our covenants.

 

There are currently four types of lots:

 

Mandatory Membership Lots:  These lots have permanent club membership established through recorded covenants.  Membership is mandatory and automatically transfers upon sale.  A transfer fee is payable at closing.

 

Voluntary Membership Lots – With Signed Declarant:  These lots have a signed declarant granting the option to become a member.  Owners may choose to join by paying an initiation fee, or remain non-members.  Upon sale, the property automatically becomes a mandatory membership lot, and the new owner must pay a one-time transfer fee at closing.


Voluntary Member Lots – No Declarant – These lots do not have a signed declarant.  Owners may choose to pay dues to maintain a membership, but may stop paying at any time in which they will become non-members.  Membership does not transfer upon sale.  If the new owner wishes to join the club, they must pay the Special Fee and the lot will then convert to a mandatory membership lot.
 

Non-Member Lots:  These properties do not have active membership, but may establish membership through the following process:

    1. File a Supplemental Declaration or Covenant to bind the lot to club membership
    2. Pay a one-time Special Fee and a one-time Initiation Fee

 

This membership structure is governed by the club’s recorded Declaration of Covenants, which defines how membership is legally connected to eligible lots.
