Front & Back Patio Repairs

Upon inspection of the front and back patios, multiple concerns were pointed out. Due to the issues with the drainage, there are issues with the structure of the patios.
1. The columns on the back patio are beginning to fail. It appears that the drainage is causing the patio foundations to settle, which is leading to the weight of the roof shifting and the columns to begin to buckle. The columns are older and their structure has been compromised with the shifting of the weight.
2. The settlement of the patios has created areas with new trip hazards and tile failure. Most notable, the front step is separating from the main patio due to sinking and needs to be repaired and replaced. The tile on the patio is also starting to fail and either needs to be significantly repaired or replaced.
8/9/2026 – The board determined that the most important initial work to be completed was the replacement of the columns to eliminate any further structural degreadation to the roof. Based on prior work done for the club and the determination of a reasonable cost for material and labor, the board approved the hiring of Eagle Deck & Arbor to replace the current columns with 8×8 cedar posts, which will have a significantly improved structural integrity vs. the current columns. The cost of this project is $7,500.
