Upon inspection of the bath house property, the board has found multiple issues requiring repair and renovation.

  1. The Bath House Foundation has significant damage, with three sides of the foundation having large cracks and the foundation is beginning to lean in one direction.  Some of this damage was caused by the improper installation of a septic tank when the septic system was renovated in the late 2010’s.  The septic tank was placed right along the foundation, causing settlement in the corner of the foundation and damage to occur.
  2. The interior flooring of the bath house is improper for its use.  The flooring tile lacks the required texture necessary to allow for proper traction for a bath house.  Multiple slips have occurred in the bath house with high potential for a premises liability claim.
  3. The sink fixtures are improperly installed.  Rather than being mounted to structural framing, they are simply held up with drywall anchors and propped up by the sewer plumbing.
  4. The overall interior of the bath house is rapidly degrading.  The bathroom dividers are rusting and hardware is breaking.  Multiple instances of flooding have caused the subfloor to begin to degrade as well.

Based on the work needing to be completed, the board has projected cost based on two phases:

  1. Repair of the foundation issues
    2.  Full interior renovation of the bath house
